  When an accident caused my rental house through a different real-estate to burn down, Arna Henry refused to give my applications to property owners until I wrote and signed a statutory declaration that I hadn't burned the house down on purpose. It was humiliating at a time when my life had just been effectively destroyed. We lost everything we owned and had no contents insurance to help us. We were homeless for many weeks and the lack of dignity that Arna treated us with made me determined to never deal with her again. Thankfully the agent who had managed the property which burned down was able to find us another house which we have happily been living in for almost two years now. I've decided to leave this review after being made aware that I am not the only person that Arna has had dealings with that have been treated without ethics or dignity. Arna is a bad human being. And a poor professional.

  Arna Henry uses her small semblance of power as a real estate agent to harass, extort and steal from people. She once threated to list me on the TICA for issues with a house that were already on the original inspection report. She stole belongings from the property as well as keeping our bond for things like "leaving plastic bags in kitchen drawers". She has threatened that I will never be able to rent in Armidale again and had the audacity to bring up my children being homeless in conversation as a means to make me feel belittled. I still have the emails Arna. (Which is a rather ridiculous thing for someone to do, as everyone who's been in Armidale since the early 2000s knows Arna Henry used to get us (teenagers) to baby sit her son for packs of cigarettes. If I had ever behaved so poorly as a mother I wouldn't dare bring up a client's children in conversation, but here we are.) Arna is now seeking to harass and extort my friends because I was staying at their property for less than a week, claiming I am subletting illegally which is a false allegation. I have gotten in contact with a few of Arnas past clients via social media and we are now reporting her license as a collective. This is unacceptable and needs to end.

  Avoid. These people are scammers. They rent out rooms which are not covered by the Boarding Houses Act 2012 and will not issue a tenancy agreement as per the Residential Tenancies Act 2010. This means that the occupant has effectively little to no legal protection. Their business model is to rent out rooms to young students and foreign University students who are unaware of their rights and what are, and are not, reasonable fees and charges. Many of the relevant properties are in a poor state of repair and would be unlikely to pass inspection by the council. There are much better and more ethical agents out there and there are much better properties available for the price.

  These people truly are Property Management Specialists. From being quick and efficient in helping us find a property, to the friendly and personable staff I would fully recommend this real estate to anyone looking for properties in Armidale.

  I had been trying to contact Arna Henry for over a month via phone and email to arrange an inspection of a property which she has listed for sale in Jackes Street, Armidale.
  
  I advised that I am a keen purchaser with approved finance, yet I have not had one phone call returned and after the initial emails (advising a few details of the property) have received only one email advising that she was trying to get access to the property as the tennant was moving out and that it would be at least another week. I never heard back despite emailing Arna.
  
  I again called today and not surprisingly I could still not speak to Arna but was told by the receptionist that the property was now sold.
  
  I think that it is not only unprofessional behavior but also not fair on the seller of the property for the selling agent not to do all they can to get the best purchase price on a property.
